Green Belt Housing

Inkpen Downie were commissioned to work alongside a planning consultant to obtain Planning Permission and Building Regulation Approval for a 5 house 5 x bedroom luxury development on a site situated in the Metropolitan Greenbelt.

The site is situated in Goff’s Oak, Hertfordshire. There are a number of existing commercial buildings on the site that include: kennels, cattery storage and livery stables.

We worked closely with the planning consultant to carefully calculate the existing building volume to establish what volume we could generate from the new housing development. The design utilises the site’s gradient to mitigate harm to the openness and function of the green belt, by digging ground floor levels into the hillside and so reducing the built volume apparent above ground. A concept that the local planning authority accepted.

The scheme was generated using the latest 3D computer software, Building Information Modelling (BIM) so that the scheme and all its complexities could be fully appreciated and understood.
