Large listed house near Colchester

Fire and smoke and water damage was extensive after fire broke out in this fine Grade II listed 16th century manor house in Essex. The work was tackled in phases, first we carried out repairs to the late Georgian cross wing which provided our clients with a home while the major damage was repaired. In the 16th century part of the house there had been major damage to original roof timbers and the twentieth century stair and landings. Smoke staining and blackening was severe throughout the building.

Refurbishment of the building involved the use of specialists to deal with restoration of badly water damaged original timber floors, the reinstatement of wattle and daub wall panels and lime plaster walls and ceilings. At the same time it was necessary to design a strategy for threading a new and complex heating and electrical installation through the historic fabric without notching or damaging timbers or resorting to unsightly boxing out.


New state of the art modern bathrooms and kitchen were installed in a completely contemporary style providing a counterpoint to the texture of the historic materials

We were able to help our client through the process by providing the insurers, loss adjustors with careful assessments of the necessary repair strategies, costs and timescale involved and providing all of the information necessary for the final settlement of our client's claim.
All of the rooms in the property needed an element of restoration as an AABC accredited architect Ben Downie is experienced in ensuring that repairs are sympathetic in techniques and materials. Ultimately our client has been able to move back into a beautifully restored property
